Transformation of a former excavation spoils ground into a creek side setting for 102 homes for limited income seniors - all a short walk from transit and retail shopping in Poway, California. The site design fosters daily interaction by situating private patios and porches overlooking a series of public courtyards - focused around the creek and commons building. Ground level patios offer those residents the opportunity to grow their own vegetables or flowers. Easily traversed pathways lead to a variety of vine covered pergolas from which to enjoy the setting - highlighted by a pedestrian bridge crossing the creek. Previously a degraded storm water channel, the creek was expertly engineered to handle flood control while allowing for native plant revegetation.
